In this 2026 seller-performance snapshot, Cheshire Forest, Foxgate Quarter, and Wilson Heights stood out among qualifying Great Bridge neighborhoods. Cheshire Forest delivered the strongest all-around blend, with a 100.13% median sale-to-list ratio and a four-day median market time. Foxgate Quarter led the qualified group on price performance at 101.30% of list price, while Wilson Heights supplied the largest sample with 20 recent closings and a five-day median market time. The analysis reviewed 144 closed sales in the Great Bridge High/Middle/Elementary report area between February 20 and August 14, 2026. [1]
That is useful seller intelligence—not a magic price wand. Your home’s condition, updates, layout, lot, property type, competing listings, preparation, and launch strategy still shape what happens when your sign goes in the yard. Think of neighborhood data as the map; your home still needs its own route.
The point is not to chase a neighborhood leaderboard. The point is to use the evidence around your home to make a sharper pricing and launch decision.
To keep the comparison useful, a neighborhood needed at least four recent closed sales. The ranking gave equal weight to two things sellers care about: a higher median sale-to-list ratio and a faster median market time. The market-wide backdrop was active, with 144 recent closed sales, a 100.0% median sale-to-list ratio, and an 11-day median market time across the report area. [1]

Cheshire Forest ranked first because it combined fast market response with price performance that held up. Across 11 closed sales, the neighborhood posted a 100.13% median sale-to-list ratio and a four-day median market time. Nine of the 11 sales closed at or above list price. [1]
For a seller, that combination is the good stuff: buyers responded quickly and the final price did not sag below the initial strategy. It does not mean every Cheshire Forest home should be priced the same way. It does mean presentation, positioning, and the first week on market deserve serious attention.
Foxgate Quarter posted the highest median sale-to-list ratio among the qualifying neighborhoods at 101.30%. Four of five closed sales finished at or above list price, with a seven-day median market time. [1]
Above-list outcomes are not random confetti. They are often connected to an accurate starting price, a home that shows well, buyer-ready details, and a launch that gives qualified buyers a reason to act. The trick is creating interest without turning the asking price into a guessing game.
Wilson Heights brought the largest sample in the top three: 20 closed sales. Its 100.00% median sale-to-list ratio and five-day median market time were reinforced by 19 of 20 sales closing at or above list price. [1]
A larger number of closings does not replace a tailored analysis of your home, but it gives the market snapshot more weight. In plain English: it is harder to dismiss a pattern when it showed up across 20 separate transactions.
This is where a good broker earns the coffee. Two homes in the same neighborhood can experience very different launches based on condition, updates, layout, lot size, location within the neighborhood, property type, active competition, pricing, preparation, and execution. A couple of closings can be interesting; they are not enough to make a reliable public ranking. [1]
